A county-branded land-to-sales platform built to scale
All Counties Property Group is building a national land-to-sales platform that links land, development, and local estate agency through trusted county brands. It empowers self-employed agents, supports developers, and provides the central marketing, compliance, progression, lettings, and technology needed to scale.
The aim is to build a stronger, more scalable property business while helping bring more affordable, sustainable homes to market across the UK.
Our north star vision is simple but ambitious:
"To help ensure everyone has a place to call home - an affordable, sustainable home where they feel safe, secure, and part of their community."

The Problem
The current market leaves a gap
Traditional agencies have branches, overhead, and inconsistent service. Pure self-employed models often give agents freedom, but not enough real support. Sellers now expect better marketing, faster communication, and stronger accountability.
Experienced agents increasingly want independence, but most cannot efficiently build compliance, marketing, progression, and systems on their own. ACPG is built to close that gap.
The Model
What ACPG does
ACPG runs a county-branded self-employed model. Agents trade under local county brands such as Bucks Property. ACPG handles the infrastructure behind them - compliance, marketing, sales progression, lettings support, systems, and operational processes. That gives agents more freedom and better economics, while keeping standards consistent across the group.
Independence is difficult.
Online models miss the point.
What makes ACPG different
National power. Local trust. Tech platform.
ACPG is built differently from both traditional agencies and generic broker platforms. It combines trusted local brands with central infrastructure, a UK-native platform, and a model designed around agent performance, recurring income, and long-term scale.
Local trust, national infrastructure
Agents stay hyperlocal while tapping into ACPG's centralised marketing, compliance, progression, and technology backbone.
Built for the UK market
The platform is designed around British compliance, consumer expectations, and agency workflows, rather than being adapted from a US-led model.
County-branded local identities
Agents trade under trusted county brands, not generic national labels, giving them stronger credibility with sellers and stronger local relevance.
Sales-first, not recruitment-led
The model is built around productive agents and completed instructions, not around recruiting more agents to fund the system.
Integrated lettings for recurring income
A built-in lettings engine adds predictable, high-margin recurring revenue and improves long-term resilience.
Developer and land partnerships
The land-to-sales model gives ACPG a broader role than estate agency alone, linking land, development, and local sales delivery through one platform.
The Platform
The operating system behind the business
At the centre of ACPG is a low-code operating system built to run the platform. It is not just a CRM and it is not just a dashboard. It is the core operational layer across the business and its connected third-party systems.
It is being built to support workflows, compliance, progression, reporting, and process control at scale. The business plan describes it as the unified operational system through which agents, compliance, lettings, and management operate. That is important because it gives ACPG a route to scale without building a traditional branch cost base.

How ACPG Makes Money
Four core revenue streams
ACPG's model is built around four main revenue streams: retained sales commission, annual licence fees, referral income, and recurring lettings revenue. Developer and land revenues are planned later, once the network has more scale.
Retained sales commission
The core revenue stream, aligned directly to agent productivity and completions.
Annual licence fees
Recurring platform income tied to each active agent operating under the model.
Referral income
Mortgage and conveyancing referral revenues built into the wider operating model.
Recurring lettings
A compounding revenue base that grows as the managed portfolio expands over time.
Why this can scale
Built for scale, not just growth
The model is designed so that agent numbers can grow faster than central overhead. County brands can be rolled out one by one. Central functions such as compliance, progression, marketing, and technology are shared across the platform. Lettings revenue builds over time and becomes more predictable as the managed portfolio grows. The platform itself is designed to support more agents, more counties, and more workflow volume without needing to be rebuilt. This is a central theme in both the investment summary and the business plan.
Market Opportunity
A large market, with a fast-growing shift underway
The UK residential agency and lettings market is large, valuable, and still highly fragmented. More importantly, the self-employed segment is still at an early stage but growing quickly, creating room for stronger platform models built for long-term scale.

Founders
Led by founders with the right mix of experience
Jamie Clutterbuck brings estate agency, recruitment, and local market expertise. Ben Puncher brings systems, operations, technology, and scale-up leadership. Together they cover the two things ACPG needs most in its early years: strong agent recruitment and strong operational build. Both the investment summary and the business plan present that mix as a core part of the proposition.
